A 15-story high-rise condominium is planned for a 200-acre parcel on Summerlin Road just before the Sanibel Causeway.

M.L.G. Development Corp. of Brookfield, Wisc., intends to build the tower starting later this year, said John Graham, a principal with M.L.G.

"It's a piece of real estate that has great views, a very finite area to develop," he said. "We were willing to cooperate with all the governmental agencies, and we'll be building on a very small area. The vast majority of the land will be in conservation."

The company has already talked to Liberty Mutual Resorts, owner of the adjacent Sanibel Harbour Resort & Spa, about sharing amenities and access to the water. "We have had dialogue about access to their property."

Van Hooper of South Seas Sanibel & Captiva Properties handled the sale of the land. He said the units will start at $1 million with the high end yet to be determined.

The property has a full mile of frontage on Summerlin and is mainly wetlands with a 12-acre patch of dry land where the actual condo will be built, he said. "You'll drive by and you won't even see it. There'll be a nice winding road back to it."

According to public records, M.L.G. paid about $3.8 million for three parcels of land that make up most of the property.
